Case Study – City violations and Deferred maintenance (Solano County)
We purchased Vallejo property on MLS through an agent. This was the probate property where the father of two sons had died. The two brothers were living in the house with tons of deferred maintenance. The brothers did not have money to fix the house nor did they have money for moving out. The house had been continuing receiving city violations for nuisance and trash for the past 12 years!

The house was in need of a complete makeover. We gutted the house down to its bones, opening up several walls, rewiring the entire house, fixing the entire backyard from the deck to retaining walls, grading, concrete that was never built, a lot of plumbing, making all new kitchen, new windows, doors and two completely new bathrooms as well as updating everything cosmetic.
This house had been occupied without utilities such as water, gas, or electricity. The pods attempted to grow and resulted in us finding a dead javelina (desert pig), it took us a handsome amount of budget to complete the renovation of this house.
